Common
Mistakes to Avoid
View Your Home as a Seller
Keep in mind that people have different likes and dislikes.
As you go through your house, view it as you would if
you were buying it. Communicate to your REALTOR®
what attracted you to the property so they can relay
it to prospective buyers.
Not Telling your REALTOR®
any Problems or Defects with the Property.
The general rule is Disclose, Disclose, Disclose. Any
defects in the property will be found during the inspection.
If they haven't been disclosed, it could cost money
or even the whole transaction. Letting everyone know
up-front can alleviate pressure and will be taken into
consideration while pricing the property.
Rejecting Early Bidders?
It can be a big mistake to reject early buyers for your
home. Many sellers have discovered, from experience,
that the buyers they rejected when their home was first
placed for sale were the buyers prepared to pay the
highest price. How many times do you hear of sellers
having their homes for sale for a long time and getting
a higher price? Almost never. High prices come early.
Low prices come late.
Give Yourself Enough Time to Plan Your Move
Keep this in mind when negotiating the closing date.
Moving is very stressful, so prior planning can reduce
some of this stress. Get organized. This is a good time
to start packing. You will have a head start on the
moving process. Try not to move at the very beginning
and very end of the month, these are the busiest days.
Keep an inventory of each room and take pictures. This
is important for the declared value of the shipment
as well as for insurance purposes. Keep a separate sheet
for items of extraordinary value, such as jewellery,
artwork, antiques, furs, etc.
